East Legon vs Cantonments vs Airport Residential: Which "Premium" Address Is Actually Worth the Rent?

Three neighborhoods get called Accra's best address, often by the same agent trying to rent you all three. Here is what actually separates them — proximity, prestige, and the real GHS difference — so you stop paying for a name you cannot explain.

Ask three different agents where Accra's "best" neighborhood is and you will get three different answers, usually depending on which of the three they currently have a listing in. East Legon, Cantonments, and Airport Residential all get sold as the top tier — and they are all genuinely good addresses. But they are not the same product, and the GHS 3,000 to 5,000 gap between them at the high end is not random.

What Is Actually Being Priced

Strip away the marketing language and each of these three areas is selling a different kind of proximity. East Legon sells space and newness — wide plots, newer construction, room to build big. Cantonments sells institutional density — it is where the embassies, the older diplomatic residences, and Ghana's most senior private-sector addresses actually are. Airport Residential sells exactly what the name says: you can be at Kotoka International Airport in under 20 minutes, which matters enormously if your work has you on a plane every few weeks.

East Legon: Space, Newness, Volume

A 2-bedroom furnished apartment in East Legon runs GHS 4,500 to GHS 8,000 a month. Unfurnished 3-bedroom houses start around GHS 6,000. The area has the largest supply of the three — more streets, more compounds, more new construction — which means more choice at every budget within the premium tier, and slightly more room to negotiate than in the other two.

East Legon is for: people who want the most house for the money at this tier, and do not need to be within a 10-minute walk of an embassy.

Cantonments: Smaller, Older, More Expensive

Cantonments has a fraction of East Legon's inventory, and it shows in the price. A comparable 3-bedroom furnished house runs GHS 7,000 to GHS 12,000, and the true top end — the older diplomatic-standard residences near Ridge and the Osu Oxford Street corridor — reaches GHS 15,000 to GHS 25,000. You are not paying for more square footage than East Legon. You are paying for an older, more established address with a smaller, more controlled supply of listings, which tends to mean longer-tenured landlords and less turnover.

This is genuinely the address where a large share of Accra's embassies, ambassadorial residences, and senior multinational staff are based. If your employer is paying a housing allowance specifically because your role requires that address, the premium buys something real. If you are paying it out of your own pocket for the name alone, it is worth being honest with yourself about that.

Airport Residential: Paying for Minutes, Not Square Metres

Airport Residential sits close to East Legon in price — a furnished 2-bedroom runs GHS 4,000 to GHS 7,500, houses from GHS 8,000 to GHS 14,000 — but the value proposition is narrower and more specific. You are buying airport proximity, full stop. For airline crew, frequent international travelers, and anyone whose work involves regular flights, being 15 to 20 minutes from check-in instead of 40 is worth real money. For someone who flies twice a year, that same premium buys nothing they will actually use.

The Honest Verdict

There is no single "best" among these three — there is only the one that matches what you are actually optimizing for. Space and value within the premium tier: East Legon. An established, embassy-adjacent address and you are not paying it yourself: Cantonments. Genuine, regular need to be near the airport: Airport Residential. Picking based on which name sounds most impressive at a dinner party is how people end up overpaying for a commute or a location they never actually needed.
